Detailed Home Inspection

A Four Point Home Inspection is for  insurance companies or investors that buy and sell a lot of homes. I evaluate the condition of 4 major aspects of your home:

  • Roof

  • Electrical

  • Plumbing

  • HVAC.

I will report on any deficiencies found in any of these components.

 

   As a Certified Professional Home Inspector, I follow the International Association of Certified Home Inspectors (InterNACHI) Standards of Practice for performing a Standard Home Inspection.  A Standard Home Inspection evaluates all of the following:

  • - Roof, which includes vents, flashing, and trim

  • - Eaves, soffit and fascia

  • - Gutters, downspouts, and extensions

  • - Skylights, chimneys and other roof penetrations

  • - Decks, porches, and railings

  • - Driveways and sidewalks

  • - Grading and drainage

  • - Basement, foundation and crawlspace

  • - Water penetration and foundation movement

  • - Heating and Cooling systems

  • - Main water shut off valves

  • - Water heater

  • - Interior plumbing fixtures and faucets

  • - Drain and vent systems

  • - Sump pumps 

  • - Electrical service line and meter box

  • - Main disconnect and service amperage

  • - Electrical panels, breakers and fuses

  • - Grounding and bonding

  • - GFCIs, AFCIs and service breakers

  • - Fireplace, damper, and hearth 

  • - Attic insulation and ventilation

  • - Garage doors, safety sensors, and openers

  • - Garage fire separation

  • - Many other aspects that may affect the safety and value of your home

 

 

 

 

 

Four Point Inspection

Mold, WDO and Pest Inspection

Mold, Wood Destroying Organisms and Pest Intrusion are issues that can be revealed during your home inspection. At Apex Inspections we will report on any evidence of these undesirable conditions so that the appropriate actions can be taken. We do not currently offer state pest inspection certification, the inspection is limited to what is visible and further evaluation may be required. Mold is also an unfortunate finding that may be present in the home. If any suspected mold or conditions conducive to mold growth are present we will discuss a plan of action. 

 

This is when the Home Inspector concentrates on areas of the home where energy savings can be realized:

  • Caulking

  • Insulation

  • Weather Stripping

  • HVAC

  • Water Heater

  • Appliances

  • Solar Panels

I will inspect these areas and make recommendations as to how you can make changes to save money by using less energy.
